Roof replacement or repair?

One of the biggest questions we get asked by clients is if they should replace or repair. It's a difficult question, and each project is different. Usually, we recommend a repair where possible to minimise the cost to our clients. However, sometimes, if your roof is particularly old or if it wasn't fitted correctly (e.g., incorrect size or damaged battens), it's best to go with a replacement. 


Another sensible reason to opt for a replacement is if you're trying to sell your property. If the inspectors determine that a roof replacement is necessary in the next few years, it can seriously hamper your chances of selling. Buyers simply don't want the disruption of fitting a new roof.

What is roof replacement?
A roof replacement is the removal of an existing roof and installation of an entire new roof covering. This usually involves removing the old battens and replacing them with new treated ones. Also replacing the "underlayment," the additional layer of protection between the roof deck and tiles that prevents water penetration. We upgrade the whole roof system as part of our award-winning service.

Roof replacements are a big task from stripping out what’s there to installing a new system. We do it all, so we understand that many homeowners approach the project with trepidation. That's why we work closely with our clients to minimise disruption, getting your property watertight and covered as quickly as possible.

What types of roof replacement do you offer?
We can provide a full roof replacement with new tiles or slates. Or we can complete a roof replacement without a tile change, this would still include new felt, battens, fixings, inspecting rafters etc. We are also roof carpentry experts and can build roofs, construct canopies and porch roofs from scratch.

How much does roof replacement cost?
Roof replacements vary significantly in cost. Usually, projects are estimated based on a m2 basis. Key factors determining the cost are the chosen material and the size of the roof. However, unusually shaped roofs may add to the cost if there are any complications in fitting.

Do you offer free quotations for roof replacement?
Yes. Every client receives a free, no-obligation inspection and a full written estimate prior to each project. We perform a thorough evaluation of your existing roof to decide what's needed. You'll receive a detailed plan letting you know our findings and recommendations based on your initial vision.

Why might my roof need replacing?
Many old properties have black Bitumen 1F felt as the roofing underlay. Although used throughout the country, this felt is actually non-breathable, meaning it traps moisture into your home. It is also broken down by UV rays causing deterioration which leads to a lot of roof replacements.

Properties that have this felt tend to have 18mm x 38mm battens which are generally not suitable for roof installations in the UK. These battens don’t meet safety requirements specified in the BS 5534 (British Standard for roofing). In fact they’re not strong enough to support the weight of roof coverings and potentially put roofers at risk.

What’s the difference between dry and wet finishes?
Dry and wet roof finishes refer to how the ridge and verge tiles on the edges of the roof are secured to the rest of the roof. Dry finishes use screws and clips to secure the tiles, whereas wet finishes use mortar. Dry finishes are thought to be more durable and they need less maintenance when compared to wet systems. However wet finishes can initially be more cost-effective.

We recommend dry finishes whenever possible, but it depends on the property for example whether the property is Grade 2 listed or in a conservation area. Ask our team for more advice.

Do you offer roof replacement installation?
