Flat roof replacement installation
All flat roofs require replacing at some point. Constant exposure to the weather and sun gradually deteriorates the material and adhesives, allowing water to seep through. To avoid costly repairs, get your flat roof replaced by a team of seasoned roofers. The Fascia Company is an expert in EPDM, fibre glass and three layer torch-on felt system roofing, installing high-quality flat roofs that'll keep your property safe and watertight for years to come.
What is a flat roof?
A flat is a type of roof that is almost level – usually, there's a slight pitch to allow for drainage. Unlike pitched or sloped roofs, flat roofs have a more distinct and minimalist appearance. They're also more cost-effective to install, with roofers able to fit large sections of a roof in just a few days. However, the downside is there's an increased risk of leaks and more frequent repairs and replacements.

What Our Clients Say
Your Questions Answered
What is flat roof replacement? A flat roof replacement is the process of removing an existing flat roofing system and installing a new one. Usually, a new flat roof is fitted when the old roof has reached the end of its lifespan. However, if severe damage occurs or a leak is spotted, the roof may require a more urgent repair or replacement. Obvious signs of damage include ageing materials, leaking or water pooling, blistering or cracks in the surface, and poor insulation or ventilation. The average flat roof lasts around 20-30 years, depending on the materials used, the quality of the installation, and how well it's maintained.
Why would my flat roof need replacing? Flat roofs can experience a range of problems such as ponding, membrane splits, poor joints, failed flashing and incorrect trim work. These can all lead to damage and leaks which means your roof needs repairing or replacement. Find out more about repairing your flat roof.
How much does a flat roof replacement cost? The cost of a flat roof installation depends on the size of the roof and the material chosen. The most expensive roofing options include EPDM flat roofing and GRP fibreglass roofing, whereas torch-on felt roofing and modified bitumen roofing are much cheaper. Got further questions? Do you offer flat roof repair? Yes. If possible, we can repair an existing flat roof. Usually, this is done for newer roofs where minor damage has occurred. In cases of extensive damage or older roofs, we may recommend a full flat roof replacement.
How do you build a flat roof? With years of experience our team are experts when it comes to building flat roofs. They start by:
- Removing the old roofing and the underlay boards.
- Next comes installing the furring strips, this re-pitches the roof to create a correct roof fall.
- Then it’s reboarded with 18mm Oriented Standard Board (OSB). We don’t tend to do much overboarding when it comes to flat roofs as it’s always better to fix to something that’s solid and new.
- Lastly we lay new roofing material and complete with trims to ensure the perfect water-tight finish.
What’s the difference between EPDM, fibreglass and 3 layer felt? When it comes to flat roofing, three of the most common options are EPDM rubber, fibreglass (GRP), and traditional 3-layer felt (Torch-On felt) roofing. EPDM roofs are flexible and they’re great in the hot and cold, being rubber they don’t expand and contract. Also installed in one sheet so there’s nowhere for leaks. Fibreglass (GRP) is often considered the premium option, creating a seamless, hard-wearing finish with a modern look. It has a lifespan of 25-40 years, making it perfect for visible or high-value areas. Torch-On felt is more of an old school traditional system, it’s built in three layers of bitumen felt for reliability, usually lasting 10-20 years. Each system has its place depending on budget, appearance, and how long you want the roof to last. We’ll talk you through your options and help you decide the best material for your roof replacement.
Do you offer any guarantees or insurance? The Fascia Company is an award-winning flat roofing company with full accreditations, including a valid Roofing License and Insurance coverage. With over 25 years of experience, we deliver quality work every single time.
How long will flat roof replacement projects take? Each project is different. Generally, a flat roof replacement or installation is quicker than conventional roof tiling. We can complete a project in a few days to a week. The precise timeline depends on the size of the roof and the chosen material. We will provide you with an estimated timeline as part of the initial discussion.
